About Zephyrhills Mobile Home Leveling

Zephyrhills Mobile Home Leveling is a locally operated service that connects owners of mobile and manufactured homes across Zephyrhills and eastern Pasco County with licensed, insured Florida mobile home installers for releveling, pier and pad repair, tie-downs and anchors, vapor barrier and skirting work, pre-sale inspections, and full transport and setup. Prices are published, the level check is free, and the number you get in writing at the survey is the number on the invoice.

Why a leveling service, and why here

Zephyrhills has more manufactured homes per square mile than almost any town in Florida. Betmar Acres alone has grown from a 69-lot plat in 1966 to more than 1,600 homes. Forest Lake Estates opened in 1989 with 929 sites. MHVillage lists 104 parks in and around the city, and the great majority of them are 55-plus communities whose residents split the year between here and somewhere north. Nearly all of those homes sit on block piers over deep sand, in a climate where NOAA’s normals for the nearby St. Leo station put 32 of the year’s 52 inches of rain into four summer months.

That combination produces a predictable, recurring need. Piers settle. Doors stick. Straps go slack. Every three to five years, most homes on this ground need someone under them with a water level and a jack. The trade that does that work has always been small, mostly word of mouth, and almost never publishes a price. We set this up to be the opposite: a place where a Zephyrhills owner, or a snowbird’s adult child three states away, can see what a relevel costs, understand what it involves, and book it without a runaround.

How a job works

1. You describe the symptom. A door, a slope, a seam, a skirting panel that has bowed. The home’s size and the park or road it sits on.
2. A crew shoots the piers. Skirting access off, water level on every pier off a datum, pads and caps and shims handled, straps checked for tension and rust, belly checked for tears. It takes an hour or so and costs nothing.
3. You get a written price at the home. Per pier where pier work is needed, itemized where anchors, belly, or skirting come into it, with a plain statement of what needs doing now and what can honestly wait.
4. The work gets done, usually the same week. Most relevels are one visit: three to five hours for a singlewide, six to eight for a doublewide. The frame is re-shot before the crew leaves and the straps are re-tensioned as part of the job.

Who does the work

Florida does not treat this as handyman work, and neither do we. Section 320.8249 of the Florida Statutes requires a mobile home installer license, issued by the Florida Department of Highway Safety and Motor Vehicles, for anyone who installs a mobile home, and Rule 15C-1 of the Florida Administrative Code sets the standards that blocking, leveling, and anchoring must meet. All leveling, pier, anchor, and setup work arranged through us is performed by licensed, insured local mobile home installers. We do not print license numbers on a website, but every crew can show you theirs before a jack goes under your home, and you should ask.

What we will tell you that others will not

• Releveling on sand is maintenance, not a permanent fix. Unless the drainage and pad problems under a home are corrected, it comes back. We will point out the downspout dumping at your piers while we are under there.
• Settling is almost never a sinkhole. Pasco has real karst, but the Florida Geological Survey’s own incident database puts most of the county’s reports on the west side. If a pattern under your home looks like something else, you hear it straight.
• Older homes need a hard look at their anchors. Florida’s anchoring rule draws a line at July 13, 1994. A lot of Zephyrhills park stock is on the older side of it. A tie-down inspection comes free with every level check.
• Some jobs can wait. A pier that is a quarter inch low and carrying load is not an emergency. We would rather tell you that and see you in three years than sell you work you do not need.
