Mobile Home Roof-Over and Roof Coating in Zephyrhills

A roof is not leveling work, but we offer it because of what a leaking roof does to everything below it. Water that gets in at the top ends up in the ceiling panels, then the walls, then the floor decking, and eventually in the frame a relevel would be lifting.

By the time a home has a soft floor from a roof leak, the expensive repair is not the roof.

Roof-over, or coating?

These are different products for different conditions, and getting it wrong is expensive.

A coating is maintenance for a roof that is still sound. An elastomeric or similar coating seals seams and fastener heads, reflects a meaningful amount of heat, and buys years on a roof that has surface age but no structural failure. It is the right answer more often than people expect, and it is much cheaper.

A roof-over is a replacement. A new system, commonly an insulated aluminium or membrane roof, installed over the existing one rather than tearing it off, fastened and sealed at the perimeter with new trim. That is the answer when the existing roof has widespread rust, failed seams, ponding, or has already been coated several times.

The wrong answer is coating a failed roof. It looks fixed for a season, it traps moisture against metal that is already going, and it costs you the price of the coating plus the roof-over you were always going to need.

How to tell which you are in

Worth doing before anyone quotes:

  1. Look at the seams. Open seams, lifting, or sealant that has gone hard and cracked across its whole length is failure rather than wear.
  2. Look at the fasteners. Rust rings around screw heads, or screws that have backed out, are how water gets in on a metal roof.
  3. Look for ponding. Water standing after rain means the roof is no longer shedding, and coating does not fix a shape problem.
  4. Count the coatings. A roof that has been coated three times has a thick, cracking, heavy layer on it, and the next coating does not bond to that.
  5. Look at the ceiling inside. Soft spots, bowing between trusses, staining at vents or panel edges, or a damp smell. On a mobile home the ceiling panels usually tell you before the surface stains do.

Zephyrhills conditions

Pasco County has a very large seasonal population, and a roof problem on a home that sits empty from April to October is a roof problem nobody sees until it has been running for months. That is the argument for dealing with a tired roof before you leave rather than after you get back.

Sun does more damage than storms do. It is the storm that gets blamed, but the sealant at every seam and fastener has usually been baking for years first. That is what makes an annual look at the roof worth more here than a repair fund.

Why it gets raised on a leveling call

Because the leveling crew is the one under the home seeing the consequence. A home with a long-running roof leak has:

  • Wet, sagging ceiling panels, which are cosmetic.
  • Wet wall framing at the perimeter, which is not.
  • Wet floor decking, usually first at the outside walls, and particleboard decking does not recover. This is the soft floor owners call about, and it is the expensive outcome.
  • Rust on the frame and the pier caps, which is where it meets the leveling work.

So when a level check finds a soft floor, the first question is whether the water came from above or below. Below is a vapor barrier problem. Above is this page.

What it costs

Roof work is quoted after a look rather than from a table, because size, existing condition, trim, and any decking repair move the number too much for a published range to be honest. What is worth knowing up front:

  • A coating on a sound roof is a fraction of a roof-over.
  • A roof-over is a significant investment, and on a home that is otherwise in good order it is usually the right one.
  • Decking or framing repair discovered underneath is the variable that moves a quote, which is why the inspection happens before the number.
  • If the home is not worth it, you deserve to hear that. There is a point where the roof, the floor and the frame together add up to more than the home, and that is an honest conversation rather than a sale.

The leveling and anchoring side stays on the published pricing page.

Get it looked at

Tell us the home’s size and rough age, what the roof is now, whether it has been coated before, and what you can see from inside. Photographs of the ceiling and of the roof surface help. We cover Zephyrhills, Dade City, Wesley Chapel, Land O’ Lakes, Crystal Springs, and Plant City.

Frequently Asked Questions

What is a roof-over?

A new roof system installed over the existing one, rather than tearing the old roof off. On a mobile or manufactured home that usually means an insulated aluminium or membrane system built over the existing metal, fastened and sealed at the perimeter, with new trim. It is the standard answer for an original metal roof that has reached the end of its life.

Do I need a roof-over or just a coating?

A coating is a maintenance product for a roof that is fundamentally sound: it seals seams and fasteners and reflects heat, and it buys years. A roof-over is a replacement for a roof that is not sound any more, with widespread rust, failed seams, or ponding. Putting a coating over a failed roof hides it for one season and traps moisture, which is worse than leaving it alone.

How do I know the roof is leaking if I cannot see a stain?

Look for soft spots in the ceiling, bowing or sagging between trusses, staining around ceiling vents and the edges of the ceiling panels, and any smell of damp. On a mobile home the first sign is often a ceiling panel edge lifting or a seam opening, because the panels react to moisture before the surface stains.

What does it cost?

It is quoted from the roof rather than from a table, because the size, the condition of the existing roof, the trim work, and whether any decking or framing has to be repaired all move the number substantially. Coatings are considerably less than a roof-over. Expect a quote only after someone has looked at the roof, and get it in writing so the number does not move afterwards.
