Mobile Home Skirting Repair in Zephyrhills

Skirting is the perimeter enclosure between the bottom of a manufactured home and the ground: vinyl panels in the usual case, sometimes metal, masonry, or foam board, set in a top and bottom track, with vents and at least one access door. It keeps rain, animals, and blowing debris out of the crawl space, ventilates the space so the belly and frame stay dry, and finishes the look of the home. Why skirting fails around here

The home comes down onto it. This is the big one, and the one owners do not expect. Skirting is cut to the home’s height on the day it is installed and carries no weight. When the piers settle into the sand, which on this ground happens every few years, the frame descends onto the top rail and the panels bow out. Skirting buckling along one side of a home is practically a map of which piers dropped. Replacing those panels without a relevel first just buys new panels for the home to crush next summer.

Storms. Milton’s 89 mph gust at a Zephyrhills weather station in October 2024, Irma’s pass near Plant City in 2017, and the ordinary summer thunderstorm all work on skirting the same way: wind gets under a loose panel, lifts it out of its track, and takes the neighbors with it. Debris bends tracks. Wind-driven rain pushes under the bottom rail.

Water and ground contact. Vinyl panels set into a bottom track laid directly on sand that stays wet for a third of the year, in a climate where NOAA’s normals put 32 inches of rain into four summer months, get pushed, undermined, and buried by the sand washing around them. On the flatwoods lots the ground stays saturated long enough for the bottom track to sit in standing water.

Sun. Forty summers of Florida sun make old vinyl brittle. Panels crack at the fasteners and at the rail when anything touches them.

Animals. Armadillos dig under the bottom rail. Raccoons pull panels aside. Once a panel is open, the crawl space becomes a den and the belly is next.

What a repair involves

The crew walks the perimeter, notes every bowed, cracked, missing, or displaced panel, checks the top and bottom tracks for bends and for sections pulled off the frame, checks every vent for blockage or damage, and checks the access doors. Then, for a repair job:

• Panels are pulled and replaced with matching material, cut to the home’s current height.
• Bent or detached track is straightened or replaced and re-fastened.
• Vents are cleared or replaced, and if the run has too few for the crawl space to breathe, the crew says so and can add them.
• Access doors are re-hung or replaced so plumbers, and leveling crews, can get under the home without tearing panels out.

$200 to $800 by the number of panels and whether the track needs work. If the reason the panels bowed is settling, the relevel is quoted alongside, because that is the fix.

When it is a replacement

Skirting that is brittle end to end, that has been patched with mismatched panels from three decades, whose track has come away from the frame in long sections, or that is short because the home was set higher on a rebuild is a replacement. The crew measures the perimeter and the height at several points, since a home that has been releveled or re-piered may be higher than the original skirting was cut for. Ventilation, specifically

Zephyrhills crawl spaces need to breathe. The ground under a home here is wet for months, and a sealed, unventilated skirting run turns the crawl space into a humidity box where moisture condenses on the belly, the I-beams, the anchor straps, and the ductwork. Rusting straps and rotting shims are the result, which puts the next relevel and anchor work closer. Most older Zephyrhills skirting has too few vents, and a share of what it has are buried under mulch beds or blocked by plantings. Fixing that is part of any repair or replacement.

Skirting after a relevel

A home that has just been releveled often reads a fraction of an inch to an inch higher at the end that had settled, which can leave a gap at the bottom of the skirting on that side. That is normal and it is noted on the relevel survey. Sometimes the bottom track just needs re-seating; sometimes the panels on that side need replacing at the new height.
