The manufactured homes are older and lower, and many of them sit on lots that slope to a shoreline.
Here is what that does to a pier. A lot that runs down to a lake has a water table that rises toward the water, so the piers on the lake side of a home sit in saturated sand for much of the year while the road-side piers sit in dry sand. Saturated sand carries less load. The lake-side piers drop first, the frame tilts toward the water, and the doors on that side stop fitting. The USDA soil survey maps the flatwoods and depressions on this side of the county as Myakka, Pomona, Wauchula, and Ona, all rated poorly drained, and the wettest depressions as the Zephyr series, whose type location is between here and Wesley Chapel and which NRCS describes as ponded for six months or more in most years. Homes on that ground are on the wet-settling cycle: a relevel every three to five years, sooner on a low lot.
The rain feeding all that is the same as the rest of the map, 32 of the year’s 52 inches in June through September by NOAA’s normals for the St. Leo station, and Milton in October 2024 dropped 10.16 inches at a gauge west of Land O’ Lakes with gusts of 54 to 59 knots at two stations here, per the National Hurricane Center’s report. A wet-season level check on a lakefront home is the cheap move.
Sinkholes, honestly, for Land O’ Lakes
This is the part of our map where the question is fair. Pasco is fourth in Florida for reports in the Florida Geological Survey’s subsidence database, 344 as of its 2026 update, and while most of those are in Hudson, Port Richey, New Port Richey, and Holiday on the west side, Land O’ Lakes has ten, the most of any town on the east side of the county. The karst is closer to the surface here than in Zephyrhills.
That still does not make settling a sinkhole. The overwhelming share of what a crew finds under a low Land O’ Lakes home is a few piers on the wet side of the lot that have consolidated into the sand, fixed with a relevel and, where the pads have tilted, pier rebuilds. What a crew looks for that would change the answer: a depression forming in the ground itself, cracks in the soil, piers dropping fast in a tight circular pattern rather than along one side. If that is what is under your home, you hear it straight, because shimming over subsidence helps nobody. If it is sand, which it nearly always is, you get a pier map and a price.
